Perry Homes at Ramble in Celina, TX: The Same Plan Was Listed $100,000 Apart

If you search for Perry Homes pricing at Ramble in Celina, every result gives you a range. Homes.com puts the 50-foot collection at roughly $562K–$763K and the 60-foot at $658K–$808K. NewHomeSource, Jome and Zillow all publish something similar.
A range is technically true and practically useless. It doesn't tell you that on August 20, 2026, Perry had three finished homes of the identical floor plan for sale in this community at $549,900, $574,900 and $649,900.
Same plan. Same 2,513 square feet. Same builder, same community, a few streets apart.
I've made three videos about Ramble and I never caught it. Not because it was hidden — every number below is published on Perry's own website. It's eleven listings deep in a paginated inventory list, and almost nobody reads to the end of one.
The three prices
All three are Perry's Design 2513W — 2,513 sq ft, 4 bedrooms, 3 full baths, 2-car garage, single story.

Lot position, orientation and finish selections all explain part of a gap like this. They don't obviously explain all of it — and you cannot evaluate any one of these listings without seeing the other two.
The finished home cost less than building the same plan from scratch
Perry's base price to build a 2513W was $613,900 on August 20, 2026. That's the plan on dirt, before the lot premium and before a single upgrade.
The finished, upgraded home at 2216 Atlas Drive was listed at $549,900 — $64,000 under base, with the lot premium and the design-center selections already in it.
That inverts what most buyers assume. Building from scratch is usually framed as the way to control cost. On this plan, on that day, the finished inventory home was the cheaper path by a wide margin.
Every finished Perry home in Ramble had a price cut
This isn't one discounted house. On August 20, every single finished home in both collections carried a struck-through original price on Perry's own site.

What a large cut actually tells you
A $132,000 reduction is not generosity, and reading it as pure upside is a mistake. A cut that size usually means a home has been standing a while.
That is not a reason to avoid it. It's a reason to ask how long — a question almost nobody asks in a sales office, and one whose answer changes which of these is actually the better buy. A house finished eight months ago and a house finished last week can carry identical price tags and be very different purchases.
The ten extra feet of lot that cost nothing
Perry sells two collections at Ramble, on 50-foot and 60-foot lots. On base pricing the step up looks like roughly $95,000 — the 2513W starts at $613,900, the 2994W at $708,900.
On the homes actually for sale that day, the gap collapsed:

Same price. 481 more square feet, an extra garage bay, and ten more feet of frontage.
This is the single strongest argument for reading the whole inventory list. Comparing the two collections on their base prices leads you to a conclusion the actual listings contradict.
What Perry offers at Ramble
- Ramble 50' — 16 floor plans. Three of the finished homes on this lot size had 3-car garages, so a third bay is not exclusive to the 60-foot collection.
- Ramble 60' — 17 floor plans.
- Structural warranty: Perry carries a 10-year structural warranty.
- Builder: Perry Homes, founded 1967, Houston-based, and the largest woman-owned homebuilder in the U.S.
About Ramble by Hillwood
Ramble is a Hillwood Communities master-planned development in Celina — 1,380+ acres and 4,200+ planned homes, running from Preston Road to Custer Road about two miles north of downtown Celina. Hillwood also developed Harvest, Pecan Square, Union Park and Lilyana.
Five builders are in phase one: American Legend, Coventry, Drees, Highland and Perry.
Planned amenities include a 7-mile trailway, a 4-mile greenbelt, two lakes, a resort pool and the Turtle Club amenity center. Treat these as master-plan items rather than as things you can use today — Hillwood has not published an opening year for the Turtle Club, and much of the amenity program is not yet built. Two on-site elementary schools are planned; Janet H. Calvert Elementary is the one currently dated 2027.
Schools are Celina ISD. Celina's population was 64,427 at the most recent Census QuickFacts reading, up from roughly 6,000 in 2010 — one of the fastest growth rates of any city in the country.
How to do this yourself, before you walk into a sales office
- Pull every listing the builder has in that community. Not the first three the site shows you. All of them. It took about twenty minutes here and surfaced a six-figure spread.
- Put them in a spreadsheet — address, plan, square feet, current price, original price, and the cut.
- Sort by price per square foot, then look at the outliers in both directions.
- Compare inventory homes to base build prices on the same plan. The finished one is sometimes cheaper.
- Ask how long each home has been standing. The number that isn't published is usually the one that matters most.
- Compare across collections on actual listings, not base prices. The base-price gap and the real gap can be completely different numbers.
None of this requires access or a relationship. It requires reading a list all the way to the end.
Before you visit
New-construction sales offices are staffed by representatives who work for the builder. That's their job and it's a legitimate one — but they represent the seller's interest, not yours.
If you want someone on your side of the table, bring your own agent, and bring them on the first visit. Most builders ask that your agent register with you initially, and showing up alone first can complicate representation later.
