The Builder-Visit Question Cheat Sheet

Ask these in order and you'll walk in sounding like you've done this before. Each includes what a solid answer sounds like.

1. How long has this inventory home been standing?

Good answer: a specific completion date. The longer it's been done, the more room there usually is.

2. What incentives apply if I don't use your preferred lender?

Good answer: the incentive holds, or a clear explanation of exactly what changes.

3. Which upgrades are structural vs. cosmetic?

Good answer: a clean split. Structural gets decided now; cosmetic can wait and often costs less later.

4. What's the current lot premium, and is it firm?

Good answer: a number, plus a real answer on flexibility. "It's set" isn't the same as "it can't move."

5. What did the last few homes here close at?

Good answer: recent closed figures, not list prices. That's the real market for this street.

6. Which MUD or PID is this address in, and what's the effective tax rate?

Good answer: the district name and rate for that exact lot. This changes your monthly payment.

7. How many lots remain in this phase?

Good answer: a count. Low remaining inventory usually means the next phase prices higher.

8. What's the realistic completion timeline?

Good answer: a dated range with an honest note on weather or supply. "Should be soon" is not a timeline.
