10 Things the On-Site Rep Won't Volunteer

The on-site rep is good at their job — and their job is representing the builder, not you. Here are ten things you'll usually have to ask about yourself.

1. Incentives can still apply if you skip their preferred lender.
The offer is often tied to the incentive, not that specific lender. Ask what stays on the table if you shop your own financing.
2. How long that spec home has actually been standing.
A completed, unsold home carries cost for the builder. The date it finished tells you a lot about your leverage.
3. Which upgrades are structural vs. cosmetic.
Structural choices get decided now. Cosmetic finishes you can often do later, cheaper, on your own timeline.
4. Whether the lot premium is negotiable.
Premiums are set by the builder and can soften, especially on lots that have been passed over. It's fair to ask directly.
5. What recent homes here actually closed at.
Sticker and closed prices aren't the same number. Closed comps show what buyers really paid after incentives.
6. The design-center markup on finishes.
Center pricing carries a margin. Knowing what's marked up most helps you decide what to select there vs. after closing.
7. The MUD or PID rate for that exact address.
Special-district taxes vary lot to lot and change your monthly number. Get the rate for the specific address, not the community average.
8. That you can bring your own agent and your own inspector.
You're allowed representation on your side and an independent inspection, even on a brand-new build. Normal and expected.
9. How prices step up phase to phase.
Builders often raise base prices as phases sell out. Ask where pricing sits now and where the next release lands.
10. That finished standing inventory is usually the most negotiable.
A home that's done and empty is where a builder is most willing to move — often your strongest starting point.
